Hands down dreadful. Nothing good to be said about Students@Cardens, avoid them if you can at all costs. The rent was disproportionately high for the services and quality we were given. On the day our tenancy began there were construction workers still at the house and they left the place filthy (as in rotting food filthy), so we had to clean up after them. Neither of our showers worked, there was no sofa, no inventory and several smaller issues as well and at times we had to wait for weeks for something to be resolved. Our main contact at the agency was rude, unprofessional and disrespectful, and our tenancy was violated on multiple occasions, particularly regarding people turning up at the house without the agreed 24 hours notice and there were times it made us feel very uncomfortable. At the end of the tenancy, Students@Cardens will do anything they can to dock your deposits; in our case, their last resort was to charge £20-25 for a new mattress protector even if you'd left the one provided for you. Two of my housemates had left their mattress protectors unused in their rooms but Cardens still charged them for replacements. I also left my mine unused in my room and yet wasn't charged for that, most likely because they had already charged me for some very minor damage in my room (which I was fine with paying although they technically couldn't prove because an inventory was never done...). And I've heard some far, far worse stories about deposits from other tenants. On the whole Students@Cardens treat students very poorly and without basic respect. They have no qualms with ignoring your privacy or trying to squeeze a bit of extra cash out of you whenever they can. Avoid them if you can because you deserve better.
