Hands down dreadful.
Nothing good to be said about Students@Cardens, avoid them if you can at all costs. The rent was disproportionately high for the services and quality we were given. On the day our tenancy began there were construction workers still at the house and they left the place filthy (as in rotting food filthy), so we had to clean up after them. Neither of our showers worked, there was no sofa, no inventory and several smaller issues as well and at times we had to wait for weeks for something to be resolved.
Our main contact at the agency was rude, unprofessional and disrespectful, and our tenancy was violated on multiple occasions, particularly regarding people turning up at the house without the agreed 24 hours notice and there were times it made us feel very uncomfortable.
At the end of the tenancy, Students@Cardens will do anything they can to dock your deposits; in our case, their last resort was to charge £20-25 for a new mattress protector even if you'd left the one provided for you. Two of my housemates had left their mattress protectors unused in their rooms but Cardens still charged them for replacements. I also left my mine unused in my room and yet wasn't charged for that, most likely because they had already charged me for some very minor damage in my room (which I was fine with paying although they technically couldn't prove because an inventory was never done...). And I've heard some far, far worse stories about deposits from other tenants.
On the whole Students@Cardens treat students very poorly and without basic respect. They have no qualms with ignoring your privacy or trying to squeeze a bit of extra cash out of you whenever they can. Avoid them if you can because you deserve better.

Absolute disgrace of an agency (student cardens). They will squeeze you of every last penny and overcharge for anything they do. They clearly don't earn a lot of money so their eyes light up at the first chance to make some extra money from their clients - very bad company ethos. First of all a £200 'admin fee' was charged per tenant before our tenancy - now illegal for agencies to do so. During my tenancy our kitchen regularly shorted out as soon as you use the 2/2 hobs available to use. This obviously turns the power off for all appliances in the kitchen but also the entire floor's electricity. Our boiler also gave out during Christmas season and left us with no hot water or heating at all when temperatures dropped to 0. This took them 2+ weeks to fix too and we weren't given any compensation (imagine not being able to have a hot shower in winter in your own house that you're paying £600 a month for!!!). Now we've come to the end of the agreement and trying to get our deposits back - its a nightmare. All together £1100 in 'damage and cleaning' was charged - still yet to get any sort of deposit back and its been a month since the tenancy end date now. They charge extortionate fees to clean and replace anything (over cost price) too - we all cleaned the house thoroughly before leaving but they somehow expect it to be better than the condition we arrived in (wasn't very nice tbh)... At this point I think they are charging because they can. A few marks left on the walls due to posters etc. ended up incurring charges at £100 per WALL!!! AVOID AT ALL COSTS - go for a private landlord as the agents are just trying to earn themselves as much money as possible. Very inconsiderate too - we are students and asked for some leeway with rent due to us all moving out over lockdown; the house was effectively empty - denied straight away.

Excellent customer service very polite and helpful. Antonia, Kyle and Adrian all dealt with my son’s enquiry in connection with his new property . They managed to change the entty date and leaving date with the landlord after contract was originally signed. Stress free and all documentation amended in very short time scale . Will definitely be using Carden’s again in the future .

Absolutely disgusting service.
We are three third year Exeter univeristy students. The property was in a disgusting state when we moved in, mouldly cupboards, filthy carpets and with bugs on the bed! Throughout the year they were slow to respond to problems, one week in January was spent without heating! All this and not a penny of compensation, indeed they ripped us off more by keeping some of our deposits at the end of the tenancy. They clearly make a fine sum from innocent and naive students, charges huge prices per room for squalid properties. Do not use, go with an independant landlord!

My son secured student accommodation via Student@Cardens letting during the last academic year. Being young and excited to be at university he did not pay attention to what he was signing up for. He had a room in the house that was so small you couldn't swing a cat in it. We had to complain in order to get the room painted because mould was showing through the walls. My son did not want to make too much of a fuss at the time because he was with his friends and didn't want to be displaced.
Student Lettings should be ashamed of themselves for letting this room to a naive young person and charging a high market value for the privilege. In the end, living in what was a pretty squalid room got my son down and he became affected by having to stay there each night.
The rest of the house wasn't of a particularly high standard either. Old musty smelling carpets that should have been replaced years ago.
